Exness calculates the IB commission on these 3 accounts as a share of the spread rather than a fixed rate per lot, and the spreads on these accounts float with time of day and market conditions
So the figures in the table are calculated from the average spread while the amount you actually receive is based on the spread when you open the order — e.g. when spreads widen around news, the rebate is higher than the table

Because Exness calculates rebates on these 3 accounts as a share of the spread (Standard Cent and Standard 40%, Pro 25%), and spreads float with the market. The table figures are therefore calculated from average spreads: average spread × pip value × IB share × 95%. The actual amount depends on the spread when you open the order. Standard Plus, Raw Spread and Zero use a fixed rate per lot
